Market/ advertise your property and promote to qualified applicants
Arrange viewings with prospective tenants
Accompany all viewings ( unless otherwise arranged )
Provide detailed feedback to landlords
Agree any offers in detail to the landlord by phone and in writing
Obtain satisfactory references (via an independent references agency)
Prepare Assured shorthold tenancy agreement and section 21 legal notice
Collect advance rent (one month) and Dilapidations deposit (six weeks rent)

Introduction and rent collect ____________________8% of gross monthly rental

Includes all in Introduction only plus:

Collection of monthly rental from tenants
Electronic transfer of rent monies less fees to landlords preferred bank accounts
Provide monthly rent statements to landlord Via email or post
Deal with any late payments or rent arrears appropriately and keep the landlord informed

Introduction and Full management______________12% of gross monthly rental

Includes all in Introduction only plus:

Checking your new tenant into the property
Obtain relevant meter readings and advise utility companies
Carryout quarterly property visits (inspections) and report to landlords Via email phone or post
Deal with any maintenance issues if necessary and liaise with the landlord before instructing any work to be carried out
